Today we visited to evaluate the air conditioning system. Mike said the unit is cooling, but not enough to keep the temperature down to what he wants. He is selling the home and between 2pm - 6pm when most people want to see the house it’s 82°+ inside. We learned the unit is not working properly because it is low on refrigerant. The inside unit has a leak in the evaporator coil. Since Mike is selling the home he didn’t want to spend $8K+ to replace the unit and opted to have the evaporator coil replaced. We will be returning to replace the indoor coil.

Today we visited to perform maintenance on the system. We found the unit working, but in a neglected state. James performed a complete disassembly and cleaning on the outside unit and maintenance on the unit inside. The immediate issue to remedy is to clean the indoor blower assembly. If the goal is to prolong this machine’s life as long as possible it should have a compressor saver and surge protection.

Today we visited to determine why the outside system was not working. We learned the dual capacitor had failed, and the air filters were dirty. It is possible the dirty air filters caused the unit to ice up, which can break the capacitor. The capacitor was replaced, and now the machine is operating well.

Today the immediate issue is a failed dual capacitor. More often than not when the capacitor fails on the “fan side” the fan motor is quick to follow. A proper repair will be to replace the eight year old fan motor with the dual capacitor.

Today we visited because the air-conditioning system was not working. We learned the unit had a failed dual capacitor, and the outside fan was not working. James replaced the failed capacitor and got the system running temporarily. We will be returning to also replace the condenser fan motor.
