A mini-split (also called a ductless mini-split or ductless AC) is a cooling and heating system that delivers conditioned air directly to individual rooms or zones without requiring ductwork. Mini-splits are the go-to solution for Florida home additions, garages, sunrooms, and older homes built without central duct systems.

How a Mini-Split Works

Like a central AC, a mini-split uses refrigerant to transfer heat. The difference is in the delivery:

  • Outdoor unit (condenser/compressor) — Sits outside the home, connected to indoor units by a small conduit containing refrigerant lines, power cable, and drain line
  • Indoor air handler(s) — Wall-mounted, ceiling-cassette, or floor units installed directly in the space being cooled. Each has its own thermostat and airflow control.

Single-Zone vs. Multi-Zone Mini-Splits

  • Single-zone — One outdoor unit connects to one indoor unit. Best for a single room, garage, or addition.
  • Multi-zone — One outdoor unit connects to 2–8 indoor units. Each zone can be set to a different temperature independently. Popular for whole-home cooling in homes without ducts.
