A central air conditioner is a whole-home cooling system that uses refrigerant, ductwork, and an air handler to cool and dehumidify every room in a house from a single unit. It’s the most common cooling solution in Tampa Bay homes built after the 1980s.

How a Central AC System Works

A central AC has two main components working together:

  • Indoor air handler — Contains the evaporator coil and blower fan. Warm air from your home passes over the cold coil, which absorbs heat and moisture. The cooled, dehumidified air is then pushed through your ductwork.
  • Outdoor condenser unit — Houses the compressor and condenser coil. The refrigerant carries the heat absorbed inside your home to this unit, where a large fan releases that heat into the outdoor air.

Central AC vs. Other Cooling Systems

  • Central AC vs. window unitsCentral AC cools the whole home evenly with one thermostat. Window units cool one room at a time and are louder and less efficient at scale.
  • Central AC vs. mini-splits — Mini-splits are ductless and allow zone-by-zone control. Central AC works better for whole-home cooling when ductwork is already in place.
  • Central AC vs. heat pump — A heat pump IS a central AC — it just also provides heating by reversing the refrigerant cycle. In Florida, most new “central AC” installations are heat pumps.

Central AC Sizing

Central AC systems are measured in tons — each ton equals 12,000 BTUs of cooling capacity per hour. Most Tampa Bay homes need 1.5 to 5 tons depending on square footage, insulation quality, ceiling height, and sun exposure. An oversized system cools too fast without running long enough to dehumidify properly, leading to a clammy indoor environment. An undersized system runs constantly without reaching target temperature.

Average Life Expectancy

A well-maintained central AC system in Florida typically lasts 10–15 years. Salt-air coastal environments (within 5 miles of the Gulf or Bay) can reduce that to 8–12 years due to accelerated corrosion of the outdoor coil and cabinet.
