If you search for “what size AC do I need,” most results will give you a square footage formula — something like one ton of cooling capacity per 400 to 600 square feet. The problem is that formula was built for average U.S. conditions, and Florida is not average.
The right size system for a Florida home depends on a set of factors that vary from house to house. Getting it wrong in either direction — undersized or oversized — creates real problems. This post explains what actually drives the calculation and why an accurate load assessment matters more than a quick estimate.
Why Florida Sizing Is Different
Florida homes have a combination of characteristics that push cooling loads higher than the national average:
- Heat and humidity are both extreme. An AC system in Florida is fighting both sensible heat (temperature) and latent heat (humidity). A system that handles temperature fine may still leave the house feeling uncomfortable because it is not running long enough to remove moisture.
- The cooling season is long. Systems here run for 8 to 10 months per year. More run hours mean more wear, but they also mean the system gets more time to condition the air. An oversized system — one that cools too fast — shuts off before it removes enough humidity.
- Sun exposure is intense. Western and southern exposure, roof pitch, attic insulation, and window area all affect how much heat the sun drives into the home. Two houses with identical square footage can have meaningfully different cooling loads depending on how they sit on the lot.
What a Proper Load Calculation Looks At
A Manual J load calculation — the industry standard method — accounts for:
- Square footage and ceiling height
- Insulation levels in the walls, attic, and floor
- Window area, orientation, and glazing type

- Number of occupants
- Internal heat loads from appliances and lighting

- Cools too fast and short cycles. The system reaches setpoint temperature quickly, shuts off, and starts again. Short cycling is hard on the compressor and reduces equipment life.
- Does not run long enough to dehumidify. Humidity removal happens during the run cycle. If the system shuts off after 8 minutes, it has not had enough time to pull moisture out of the air. The house feels clammy even though the thermostat says it is at the right temperature. This is a common complaint in Florida homes with oversized equipment.
- Wastes energy. Starting and stopping repeatedly uses more energy than running a right-sized system continuously.
